A brief local history

Mayfair — the shape of the place, and its roofs.

Mayfair takes its name from the fortnight-long May Fair held annually on what is now Shepherd Market from 1686 until it was abolished by the Grosvenor family in 1764 as being too disreputable for their increasingly fashionable estate. The area had been open country until the early eighteenth century, when the Grosvenor family (created Earls Grosvenor and later Dukes of Westminster) began laying out the grid of streets and squares that survives almost unchanged today: Grosvenor Square (1725 onwards), Berkeley Square (1730s), Hanover Square, and the connecting streets.

The original houses were, by the standards of the day, enormous — four- and five-storey brick townhouses on long plots, with stables at the rear accessed via mews. Almost none of the original eighteenth-century houses survive in their original form: during the late Victorian and Edwardian period most were either demolished and rebuilt as mansion flats or converted into commercial use. What survives today is therefore overwhelmingly late-nineteenth and early-twentieth-century rebuild: tall red-brick-and-Portland-stone mansion blocks (typical of the 1890–1914 Grosvenor Estate rebuilding), Edwardian commercial buildings converted or purpose-built for high-end retail, and scattered Georgian survivors on Queen Street, Hay's Mews and around Shepherd Market.

Most of Mayfair is Grade II listed, and almost all of it sits within the Mayfair Conservation Area. Roofing work here is therefore always heritage work, always to conservation specification, and frequently involves close coordination with the Grosvenor Estate itself (which still owns and actively manages a large proportion of the property). Our Mayfair work is typically commissioned through managing agents, the Estate, or high-net-worth private clients through their property advisors.

What we work on in Mayfair

Mayfair is dominated by red-brick-and-Portland-stone mansion blocks of the 1890–1914 Grosvenor Estate rebuilding — typically six to eight storeys, with mansard Welsh slate roofs, elaborate lead detailing, rooftop plant rooms, and often rooftop terraces. Surviving Georgian houses on Queen Street, Hay's Mews, Shepherd Market and parts of Curzon Street retain original roofs or near-replacements in handmade clay plain tile or Welsh slate. Mews properties throughout (Shepherd Market, Reeves Mews, Adams Row) are typically two to three storeys with low-pitched slate or clay tile. Modern commercial buildings concentrate on Berkeley Square, Grosvenor Street and Piccadilly.

Local specifics

Why a Mayfair roofer needs local knowledge

A general roofer from outside Mayfair can, in theory, do the work. In practice, roofing decisions in Mayfair are constantly shaped by local factors that an outsider doesn't know: which streets are in conservation areas, which properties are listed, which managing agents handle which blocks, which local scaffolders will or won't take on narrow-street jobs, which conservation officer handles which zone of the borough, which materials merchants actually stock what they claim to.

We've been working in this patch for thirty years. That institutional knowledge — dozens of small pieces of information that we don't even think about any more — is what lets us quote realistic timescales, realistic prices, and deliver to those estimates. It's also why our warranty-work rate is so low: when you know a street, you know what the roof is likely to be hiding before you get up there.

Practically, that means fewer surprises, quicker turnarounds, and more straightforward conservation approvals. Every Mayfair client gets the same attention regardless of job size.

What Mayfair clients say

A small sample of feedback from recent jobs in the area.

★★★★★

Full mansard re-roof on a listed mansion block. Discretion, quality and attention to detail all outstanding. Completed on programme with zero disruption to residents below. I'd use them again without hesitation.

Withheld Grosvenor Square, W1
★★★★★

Grade II Georgian survivor. The roof had original handmade plain tiles that needed full replacement. KR sourced matching hand-made tiles from a specialist in Kent, obtained listed-building consent, and delivered a finish that the conservation officer described as exemplary.

Sir H.D. Queen Street, W1
★★★★★

Office building flat roof renewal — had to be done over two weekends to avoid disrupting tenants. KR organised weekend scaffold permits, completed the work to spec, and we had zero weekday disruption. Professional.

Managing Director, City Partners Ltd. Curzon Street, W1
★★★★★

Emergency tarpaulin on a listed Mews cottage at 11pm on a Saturday in the middle of a January storm. On site within 90 minutes despite the rain, secured the property, and returned Monday to book in the proper repair. Genuinely grateful.

How we quote & deliver

A Mayfair roofing quote, step by step

1. The phone call or email. You ring us on 0330 223 7665 or drop a line to info@kensingtonroofers.co.uk. We'll ask a handful of diagnostic questions — property type, roof age if known, specific issues, whether you've had other quotes — and book a site visit.

2. The site visit. A senior tradesman attends at a time that suits you, typically within 3–5 working days. We'll go up on the roof if safe (often via a loft hatch and ladder, sometimes needing a tower), photograph everything, and discuss options with you on the spot.

3. The written quote. You'll receive a detailed written quote within a further 3–5 working days. It itemises materials by brand and spec, scaffold by duration, labour by day rate and crew size, and waste removal by skip. You can compare it line-by-line against other quotes.

4. Acceptance and scheduling. If you accept, we agree a start date. For smaller repairs, typically 1–2 weeks out; for re-roofs, 3–6 weeks depending on scaffold and material lead times. Deposit schedules are clear and capped.

5. The work. Scaffold goes up on day one, strip and work proceeds through the following days, and scaffold comes down on the last day. You get a daily update from the site foreman; end-of-day tidying and overnight weather protection are standard.

6. Handover. Final walk-around with you, guarantee certificate, manufacturer warranties, photographic record of the finished work, and waste transfer notes. Final invoice issued after your sign-off.

FAQ

Mayfair roofing — frequently asked

Questions specific to working in Mayfair. For general questions see our main FAQ page.

How do you handle confidentiality?

Mayfair work often involves high-profile or private clients who require discretion. We sign non-disclosure agreements where requested, limit site staff to the smallest practical crew, never share client names in marketing or testimonials, and use plain unmarked vans where specifically requested. We have established protocols for sensitive work and have delivered multiple projects under NDA.

Do you work with the Grosvenor Estate directly?

We work regularly on Grosvenor Estate-owned and Grosvenor Estate-managed properties, typically engaged via the Estate's appointed managing agents. We're familiar with their specification standards, their heritage detailing requirements, and their approval processes.

What's different about Mayfair listed-building consent?

Westminster City Council's conservation team handles Mayfair and typically processes applications more quickly than some boroughs — often 6–8 weeks — but they're also more rigorous about detailing. Applications need proper drawings, materials samples, and often a design and access statement. We handle the whole application on behalf of clients where that's helpful.

Can you work out of hours for commercial properties?

Yes. Much Mayfair commercial work (hotels, office buildings, restaurants) needs to be done out of hours. We arrange scaffold permits, out-of-hours waste collections and night or weekend crews as required. Premium rates apply for night work but are itemised up front.

Do you handle rooftop terrace installations?

Yes. Many Mayfair mansion flats have — or want — rooftop terraces. Installing a new terrace involves waterproofing (typically a liquid system or EPDM under stone paving), drainage design, balustrade integration, and often planning permission. We handle waterproofing, drainage and integration; specialist balustrade fitters handle the rest.
