A brief local history

Kensington — the shape of the place, and its roofs.

Kensington takes its name from the Anglo-Saxon Cynesige's tun — "the estate of Cynesige" — recorded in the Domesday Book of 1086 as a modest agricultural settlement three miles west of the City of London. For most of its first thousand years it remained a village, clustered around what is now Kensington Church Street, with market gardens and orchards running south towards the Thames. That all changed in 1689 when William III, troubled by the damp of Whitehall, bought Nottingham House and commissioned Christopher Wren to rebuild it as Kensington Palace. The court followed, and the village's fate as a fashionable quarter was sealed.

The great building boom came in the 1830s and 1840s, when the Ladbroke, Campden and Holland estates were developed into the white stucco terraces and garden squares that still define the area. By 1851 the Great Exhibition brought Albertopolis — the Victoria and Albert, Natural History and Science Museums, the Royal Albert Hall and Imperial College — to South Kensington, cementing the area's status. The borough of Kensington was granted royal status in 1965 and merged with Chelsea, creating the Royal Borough of Kensington and Chelsea (RBKC) that we work across today.

What that history means for us as roofers is that virtually every property in Kensington has a complicated fabric story. Early nineteenth-century stucco terraces sit alongside late-Victorian red-brick mansion blocks, Edwardian mansion flats, purpose-built 1930s apartments, and the occasional 1970s or 1980s infill. Each era has its own roofing peculiarities, and almost every property is either listed, in a conservation area, or both.

What we work on in Kensington

Kensington's housing stock is dominated by the grand stucco terraces of Kensington Square, Palace Gardens Terrace, Vicarage Gate and Campden Hill Road; the red-brick mansion blocks around Cromwell Road, Hornton Street and Kensington High Street; purpose-built Edwardian and Victorian apartment buildings; and the intimate mews cottages tucked behind the main streets — Kensington Court Mews, Adams Row and Wright's Lane among them. Most pitched roofs are natural Welsh or Cornish slate, many with elaborate mansard sections. Flat-roof sections are common above rear kitchen extensions and at mansard-back junctions. Lead-lined box gutters run along the parapets of almost every stucco terrace, and failures in these are probably the most common reason we're called to the area.

Typical Kensington jobs

  • Full re-roofs in reclaimed Welsh slate on Victorian terraces
  • Box-gutter and parapet lead re-lining on stucco properties
  • Mansard slate replacement on K&C mansion blocks
  • Chimney repointing and lead flashing renewal
  • Heritage conservation-compliant specifications for listed buildings

Local specifics

Why a Kensington roofer needs local knowledge

A general roofer from outside Kensington can, in theory, do the work. In practice, roofing decisions in Kensington are constantly shaped by local factors that an outsider doesn't know: which streets are in conservation areas, which properties are listed, which managing agents handle which blocks, which local scaffolders will or won't take on narrow-street jobs, which conservation officer handles which zone of the borough, which materials merchants actually stock what they claim to.

We've been working in this patch for thirty years. That institutional knowledge — dozens of small pieces of information that we don't even think about any more — is what lets us quote realistic timescales, realistic prices, and deliver to those estimates. It's also why our warranty-work rate is so low: when you know a street, you know what the roof is likely to be hiding before you get up there.

Practically, that means fewer surprises, quicker turnarounds, and more straightforward conservation approvals. Every Kensington client gets the same attention regardless of job size.

What Kensington clients say

A small sample of feedback from recent jobs in the area.

★★★★★

Full re-roof on our Grade II listed townhouse. The RBKC conservation officer approved the specification without a single query — which anyone who's dealt with her knows is remarkable. Reclaimed Welsh slate sourced from a demolition in Hackney, hand-dressed Code 5 lead to all the flashings, and the site was left cleaner than we found it every evening. Exceptional work.

Eleanor W. Kensington Square, W8
★★★★★

Leak traced and fixed in our box gutter after three other firms had come and gone. Turned out to be a pinhole in a forty-year-old lead valley that needed two square metres replacing, not the whole thing like we'd been quoted by others. Honest, quick, reasonably priced.

James P. Campden Hill Road, W8
★★★★★

Used them for a chimney rebuild after the neighbouring property's tree came down in a storm. They handled the insurance paperwork, the scaffold with the neighbours, and the conservation-area approvals. Turned a nightmare into a manageable project.

Margaret H. Hornton Street, W8
★★★★★

Re-roofed our mansion flat from above (the top-floor flat is responsible for the whole roof). Complicated job with shared chimneys to coordinate with the neighbouring block. They communicated brilliantly throughout, kept to budget, and the mansard looks like it's been there since 1895.

How we quote & deliver

A Kensington roofing quote, step by step

1. The phone call or email. You ring us on 0330 223 7665 or drop a line to info@kensingtonroofers.co.uk. We'll ask a handful of diagnostic questions — property type, roof age if known, specific issues, whether you've had other quotes — and book a site visit.

2. The site visit. A senior tradesman attends at a time that suits you, typically within 3–5 working days. We'll go up on the roof if safe (often via a loft hatch and ladder, sometimes needing a tower), photograph everything, and discuss options with you on the spot.

3. The written quote. You'll receive a detailed written quote within a further 3–5 working days. It itemises materials by brand and spec, scaffold by duration, labour by day rate and crew size, and waste removal by skip. You can compare it line-by-line against other quotes.

4. Acceptance and scheduling. If you accept, we agree a start date. For smaller repairs, typically 1–2 weeks out; for re-roofs, 3–6 weeks depending on scaffold and material lead times. Deposit schedules are clear and capped.

5. The work. Scaffold goes up on day one, strip and work proceeds through the following days, and scaffold comes down on the last day. You get a daily update from the site foreman; end-of-day tidying and overnight weather protection are standard.

6. Handover. Final walk-around with you, guarantee certificate, manufacturer warranties, photographic record of the finished work, and waste transfer notes. Final invoice issued after your sign-off.

FAQ

Kensington roofing — frequently asked

Questions specific to working in Kensington. For general questions see our main FAQ page.

Do you work on listed buildings in Kensington?

Yes — a significant proportion of our work is on listed properties in Kensington. We're familiar with RBKC's conservation process, have ongoing relationships with their conservation officers, and always quote heritage work with reclaimed materials, lime mortars and traditional detailing as standard. Listed-building consent applications can be submitted by you or, in many cases, by us on your behalf.

How does scaffold work on a narrow Kensington street?

Scaffold permits from Kensington & Chelsea Council are straightforward but require advance notice — typically 10 working days. For scaffolding on parking bays we organise pay-and-display suspensions. On streets too narrow for two-way access with scaffold (some mews and the narrower crescents), we'll sometimes use a lightweight alloy tower or arrange the scaffold in stages. All of this is factored into the quote — there are no surprise costs.

What slate should I use for a Kensington re-roof?

For listed properties or conservation-area roofs we strongly recommend reclaimed Welsh slate (typically Penrhyn or Cwt-y-Bugail) — it patinates to match surrounding roofs, and it's usually specified by the conservation officer. For non-listed work, new Welsh slate or high-grade Spanish slate (CUPA R30 or SSQ Ultra) are both excellent. We'll advise based on the specific property and pull together sample panels for approval.

Do you handle shared mansion-block roofs?

Yes. Shared roofs require coordination between leaseholders and freeholders or the managing agent, and we can work with all of those. We'll provide a specification that's suitable for approval at an AGM, break costs down by flat contribution if needed, and liaise with managing agents on scheduling. We've worked with most of the major West London managing agents over the years.

What about the W8 mews properties — can you fit scaffold?

Yes. Mews roofs are typically small and the cottages are narrow, which actually makes scaffold straightforward — we often only need a single-lift tower. The tricky bit is usually coordinating with neighbours in the cobbled access lanes, because deliveries need clear runs. We've done many Kensington mews jobs and know the local logistics well.
