A brief local history

North Kensington — the shape of the place, and its roofs.

North Kensington was, for most of its history, agricultural. The 1830 Tithe Map shows the area north of the Uxbridge Road as fields belonging to the Ladbroke and Portobello estates, with isolated farmhouses and market gardens supplying produce into central London. Development began in the 1840s with the Ladbroke Estate speculation — James Weller Ladbroke's plan to build a garden suburb of stucco villas and crescent gardens, which partly succeeded (the famous Ladbroke Grove crescents, Lansdowne and Elgin) and partly failed (the collapse of the Notting Hill Hippodrome racecourse scheme in 1842).

The real build-out came in the 1850s and 1860s, with long terraces of middle-class stucco houses rolling north from the Uxbridge Road up to Kensal New Town. By the 1890s the area had expanded as far as the Grand Union Canal, absorbing the industrial fringe of Portobello and the mixed housing of Golborne. The twentieth century brought decline, post-war slum clearance, the building of the Trellick Tower and the elevated Westway, and the wholesale redevelopment of large pockets of housing stock.

The result is one of the most varied housing landscapes in West London. In the same short walk you pass Italianate stucco crescents from 1855, three-storey workers' terraces from 1870, council estate blocks from the 1960s, and high-end new-build from the 2010s. Roofing work in North Kensington therefore covers the full spectrum — and we handle it all.

What we work on in North Kensington

North Kensington's housing ranges enormously. The showpiece properties are the stucco crescents around Ladbroke Grove — Lansdowne Crescent, Stanley Crescent, Clarendon Road — with pitched slate roofs, elaborate parapets and shared communal gardens. Running off these are long terraces of three- and four-storey Victorian townhouses with pitched slate roofs, often with added dormer conversions. Further north, around Golborne Road and Portobello, you find smaller artisans' terraces with shallower pitched roofs, often in original Welsh slate. Twentieth-century purpose-built flats are widespread, especially around the Westway and Silchester Road — these typically have flat or low-pitched roofs in various membrane systems. And there's a growing stock of modern new-builds, often with hybrid roofs combining pitched slate and flat green-roof sections.

Typical North Kensington jobs

  • Stucco crescent pitched-slate repairs and re-roofs
  • Victorian terrace roof replacements with dormer conversions
  • Parapet lead re-lining on the Ladbroke estate crescents
  • Flat-roof systems on 1960s and 1970s purpose-built flats
  • Heritage repairs in the Ladbroke Conservation Area

Why a North Kensington roofer needs local knowledge

A general roofer from outside North Kensington can, in theory, do the work. In practice, roofing decisions in North Kensington are constantly shaped by local factors that an outsider doesn't know: which streets are in conservation areas, which properties are listed, which managing agents handle which blocks, which local scaffolders will or won't take on narrow-street jobs, which conservation officer handles which zone of the borough, which materials merchants actually stock what they claim to.

We've been working in this patch for thirty years. That institutional knowledge — dozens of small pieces of information that we don't even think about any more — is what lets us quote realistic timescales, realistic prices, and deliver to those estimates. It's also why our warranty-work rate is so low: when you know a street, you know what the roof is likely to be hiding before you get up there.

Practically, that means fewer surprises, quicker turnarounds, and more straightforward conservation approvals. Every North Kensington client gets the same attention regardless of job size.

What North Kensington clients say

A small sample of feedback from recent jobs in the area.

★★★★★

Extraordinary job on our stucco townhouse roof. Three sides of parapet lead replaced, full slate strip-and-recover, and they matched the reclaimed Welsh slate perfectly. The crew were unfailingly polite — a small thing, but it matters when they're on your house for three weeks.

Olivia B. Lansdowne Crescent, W11
★★★★★

Artisan's terrace with a small but complex roof — two chimneys, a valley, a lead bay roof and tiny dormers. Previous roofer had made a mess of it. KR stripped everything back, re-did all the flashings properly, and gave us a 10-year guarantee. No drama.

Amir S. Golborne Road, W10
★★★★★

We'd put off our re-roof for years because we were nervous about the conservation-area approval. KR walked us through the whole process, did the drawings, and got consent first time. The job itself was spotless.

Sara K. Clarendon Road, W11
★★★★★

Commercial shop on Portobello — flat roof failed during the spring storms. KR tarped same day, re-specified the roof in EPDM (previously was felt), and had us watertight within ten days including scaffold. Quick, professional, and the shop never closed during the work.

How we quote & deliver

A North Kensington roofing quote, step by step

1. The phone call or email. You ring us on 0330 223 7665 or drop a line to info@kensingtonroofers.co.uk. We'll ask a handful of diagnostic questions — property type, roof age if known, specific issues, whether you've had other quotes — and book a site visit.

2. The site visit. A senior tradesman attends at a time that suits you, typically within 3–5 working days. We'll go up on the roof if safe (often via a loft hatch and ladder, sometimes needing a tower), photograph everything, and discuss options with you on the spot.

3. The written quote. You'll receive a detailed written quote within a further 3–5 working days. It itemises materials by brand and spec, scaffold by duration, labour by day rate and crew size, and waste removal by skip. You can compare it line-by-line against other quotes.

4. Acceptance and scheduling. If you accept, we agree a start date. For smaller repairs, typically 1–2 weeks out; for re-roofs, 3–6 weeks depending on scaffold and material lead times. Deposit schedules are clear and capped.

5. The work. Scaffold goes up on day one, strip and work proceeds through the following days, and scaffold comes down on the last day. You get a daily update from the site foreman; end-of-day tidying and overnight weather protection are standard.

6. Handover. Final walk-around with you, guarantee certificate, manufacturer warranties, photographic record of the finished work, and waste transfer notes. Final invoice issued after your sign-off.

FAQ

North Kensington roofing — frequently asked

Questions specific to working in North Kensington. For general questions see our main FAQ page.

Are you familiar with the Ladbroke Conservation Area?

Yes, it's one of our most common patches. The Ladbroke Conservation Area has specific guidance on slate type, ridge detail, and chimney retention — we've worked through the requirements enough times to quote within them without needing to double-check.

Can you handle market-day access around Portobello?

Yes. Deliveries on Portobello Road are easiest early morning outside market hours (Mondays to Wednesdays and Fridays are easiest; Saturdays we avoid). We also coordinate with Kensington & Chelsea on pay-and-display suspensions for scaffold loading.

Do you do green roof and sedum blanket work?

We fit green roofs where the structure supports them. In North Kensington we've done several sedum-blanket retrofits on flat extensions in the conservation area where the council encourages it for run-off attenuation. We work with an established green-roof supplier and specify the waterproofing layer below to be compatible.

What about Grenfell-era post-crisis cladding work?

We don't do façade cladding and don't carry FIRAS or equivalent façade accreditation. Our work is limited to roof-level and flashing elements. For any external cladding work we recommend an accredited specialist.
