A brief local history

Fulham — the shape of the place, and its roofs.

Fulham's Saxon origins — Fulanham, meaning roughly "the place of the dirty birds" or possibly "the settlement at the river bend" — reflect its ancient status as a riverside village long before the rest of South West London existed in any meaningful form. The Bishops of London held their palace at Fulham Palace from around 704 AD until 1973, making it one of the longest continuously occupied residential sites in the country. For most of its history Fulham was a predominantly agricultural and horticultural parish supplying fruit, vegetables and flowers to London.

Development arrived late. Until the 1850s Fulham was genuinely rural — the 1841 census recorded a population of around 7,000, compared to Kensington's 26,000. The opening of the Hammersmith and Fulham railway in 1864 and the District Line extension in 1880 transformed the area. Between 1870 and 1914 the vast majority of the modern housing stock was built — long terraces of artisans' and lower-middle-class Victorian houses radiating out from the main streets, designed for the shop workers, clerks and skilled tradesmen who commuted into central London by the new railways.

This gives Fulham a different character to Kensington or Chelsea. The houses are smaller, the streets are tighter, the slate is thinner, and the original fabric was cheaper. But the overall quality of the stock is excellent for its period, and after a century and a half much of it is now at or approaching the point where full re-roofs become necessary. We do a lot of work here on exactly that scale — full Victorian terrace re-roofs on owner-occupier budgets.

What we work on in Fulham

Fulham is almost entirely Victorian terrace, with the vast majority built between 1870 and 1910. Two-storey artisan terraces dominate the areas east of Fulham Road and south of Lillie Road. Slightly larger three-storey terraces with basements are concentrated around Parsons Green and the Hurlingham area. Roofs are typically Welsh or Bangor slate, with some later Bangor blue slate infill. Most have a single or double chimney stack per property, many still with original pots. Rear roof additions — mansard conversions, loft conversions, rear flat-roof extensions — are extremely common and often the source of roofing problems when done badly by earlier contractors.

Typical Fulham jobs

  • Full Victorian terrace re-roofs with reclaimed or new Welsh slate
  • Mansard and loft conversion roof repairs
  • Flat-roof renewal on rear kitchen extensions
  • Party-wall lead flashing renewal
  • Chimney stack repointing and pot replacement

Local specifics

Why a Fulham roofer needs local knowledge

A general roofer from outside Fulham can, in theory, do the work. In practice, roofing decisions in Fulham are constantly shaped by local factors that an outsider doesn't know: which streets are in conservation areas, which properties are listed, which managing agents handle which blocks, which local scaffolders will or won't take on narrow-street jobs, which conservation officer handles which zone of the borough, which materials merchants actually stock what they claim to.

We've been working in this patch for thirty years. That institutional knowledge — dozens of small pieces of information that we don't even think about any more — is what lets us quote realistic timescales, realistic prices, and deliver to those estimates. It's also why our warranty-work rate is so low: when you know a street, you know what the roof is likely to be hiding before you get up there.

Practically, that means fewer surprises, quicker turnarounds, and more straightforward conservation approvals. Every Fulham client gets the same attention regardless of job size.

Client reviews

What Fulham clients say

A small sample of feedback from recent jobs in the area.

★★★★★

Mid-terrace Victorian house, original slate roof had reached end of life after 140 years. Kensington Roofers did a full strip-and-recover in new Welsh slate, with a breathable membrane and dry-fix ridge. The house feels different — warmer and quieter.

Emma H. Parsons Green Lane, SW6
★★★★★

Flat roof over our rear kitchen extension had been leaking every winter for a decade. Two previous firms had patched it; KR did a proper job, replaced the deck, fitted EPDM with correct falls, and it's been bone dry for three years. 20-year warranty.

Alex K. Hurlingham Road, SW6
★★★★★

Chimney stack repointing and new lead. Quick, clean, tidy, and they checked in on the neighbour's adjoining stack while they were up there (minor crack, gave her a free estimate). Good people to have on your roof.

Louise D. Moore Park Road, SW6
★★★★★

Loft conversion roof that had been botched by a previous builder. KR reinstated the mansard correctly, fixed the junction with the original slate, and made good inside. Not cheap but worth it for a proper fix.

How we quote & deliver

A Fulham roofing quote, step by step

1. The phone call or email. You ring us on 0330 223 7665 or drop a line to info@kensingtonroofers.co.uk. We'll ask a handful of diagnostic questions — property type, roof age if known, specific issues, whether you've had other quotes — and book a site visit.

2. The site visit. A senior tradesman attends at a time that suits you, typically within 3–5 working days. We'll go up on the roof if safe (often via a loft hatch and ladder, sometimes needing a tower), photograph everything, and discuss options with you on the spot.

3. The written quote. You'll receive a detailed written quote within a further 3–5 working days. It itemises materials by brand and spec, scaffold by duration, labour by day rate and crew size, and waste removal by skip. You can compare it line-by-line against other quotes.

4. Acceptance and scheduling. If you accept, we agree a start date. For smaller repairs, typically 1–2 weeks out; for re-roofs, 3–6 weeks depending on scaffold and material lead times. Deposit schedules are clear and capped.

5. The work. Scaffold goes up on day one, strip and work proceeds through the following days, and scaffold comes down on the last day. You get a daily update from the site foreman; end-of-day tidying and overnight weather protection are standard.

6. Handover. Final walk-around with you, guarantee certificate, manufacturer warranties, photographic record of the finished work, and waste transfer notes. Final invoice issued after your sign-off.

FAQ

Fulham roofing — frequently asked

Questions specific to working in Fulham. For general questions see our main FAQ page.

What does a Fulham Victorian terrace re-roof cost?

For a typical two-storey mid-terrace (50–60 square metres of pitched roof), a full strip-and-recover in new Welsh slate currently runs £14,000–£18,000 including scaffold, new breathable membrane, new battens, dry-fix ridge, new lead valleys/flashings, and waste removal. End-terraces and three-storey properties run proportionally more. We quote every job on the specifics rather than using standard prices, but that range covers most Fulham re-roofs.

Can you coordinate with neighbours on shared chimneys?

Yes — we often find that chimney work requires the neighbour's cooperation because the stack straddles the party wall. We'll approach neighbours on your behalf, offer to do their side at the same time (usually at a discount because the scaffold's already up), and coordinate the timing. It almost always goes smoothly.

Do you do flat-roof work on rear extensions?

Yes, this is a huge part of our Fulham workload. Most Victorian terraces have a rear kitchen or bathroom extension with a flat roof, typically originally felt, now often at end of life. We replace in EPDM rubber (our default), GRP, or torch-on felt depending on the situation. 20-year warranties as standard.

What about the Hurlingham Club area properties?

The larger three-storey properties around Hurlingham Road, Peterborough Road and Ranelagh Avenue tend to have more complex roofs (multiple pitches, rear dormers, sometimes rooftop terraces). We work on all of them. Many are in the Hurlingham or Parsons Green conservation areas, which has some impact on material choices but doesn't normally require formal consent for like-for-like work.
