A brief local history

Earls Court — the shape of the place, and its roofs.

Earls Court takes its name from the manorial courts held by the Earls of Warwick and Holland at the old Earls Court Manor, which stood roughly where the Earls Court tube station is now until its demolition in the 1870s. Until the mid-nineteenth century the area was predominantly fields — market gardens, nurseries and the Earls Court itself. Development came in three distinct waves.

The first wave, in the 1860s and 1870s, produced the grand squares and mansion blocks around Nevern Square, Philbeach Gardens, Earls Court Square and Cromwell Road — purpose-built flats for the newly expanding middle class, on a scale and to a spec that rivalled South Kensington. The second wave, from 1887 onwards, saw the development of the Earls Court Exhibition and entertainment district, which drew visitors and gave the area its late-Victorian glamour. The third wave came with the arrival of the District Line and Piccadilly Line, drawing commuters into smaller terraced and mansion-block infill developments between the 1890s and 1914.

Post-war, Earls Court became famous as a budget-accommodation hub for arriving Australians and New Zealanders — "Kangaroo Valley" — which brought the area a slightly grittier reputation than its Kensington neighbour. The closure and redevelopment of the Exhibition Centre (demolished in 2015) has reshaped the western edge of the area, but the residential core remains remarkably intact. Our work here is dominated by the Victorian and Edwardian mansion-block stock.

What we work on in Earls Court

Earls Court is overwhelmingly mansion-block territory. Nevern Square, Earls Court Square, Bramham Gardens, Barkston Gardens and Philbeach Gardens are all ringed by purpose-built Victorian and Edwardian apartment blocks of four to seven storeys, with mansard slate roofs, shared lead box gutters and substantial shared chimney stacks. Nevern Place, Warwick Road and Trebovir Road carry terraced Victorian townhouses of similar vintage, many now converted into flats. Post-war infill is present but limited; modern new-build is concentrated around the former exhibition site. Most pitched roofs are Welsh slate; flat-roof elements exist on rear extensions and rooftop plant rooms.

Local specifics

Why a Earls Court roofer needs local knowledge

A general roofer from outside Earls Court can, in theory, do the work. In practice, roofing decisions in Earls Court are constantly shaped by local factors that an outsider doesn't know: which streets are in conservation areas, which properties are listed, which managing agents handle which blocks, which local scaffolders will or won't take on narrow-street jobs, which conservation officer handles which zone of the borough, which materials merchants actually stock what they claim to.

We've been working in this patch for thirty years. That institutional knowledge — dozens of small pieces of information that we don't even think about any more — is what lets us quote realistic timescales, realistic prices, and deliver to those estimates. It's also why our warranty-work rate is so low: when you know a street, you know what the roof is likely to be hiding before you get up there.

Practically, that means fewer surprises, quicker turnarounds, and more straightforward conservation approvals. Every Earls Court client gets the same attention regardless of job size.

What Earls Court clients say

A small sample of feedback from recent jobs in the area.

★★★★★

Top-floor flat in a purpose-built Victorian block. Original lead box gutter had failed and was leaking into both our flat and the one below. KR investigated, provided options (patch vs full re-line), and we went for the full re-line. Eighteen months on, no issues at all.

Pauline M. Nevern Square, SW5
★★★★★

Mansion block Section 20 consultation for full mansard re-roof. KR attended leaseholder meetings, answered questions clearly, and the work was delivered with minimum disruption to 30-plus flats. Excellent project management.

Rafael D. Earls Court Square, SW5
★★★★★

Chimney stack repointing on our terrace, plus new lead flashings. They worked in hydraulic lime mortar which is softer than modern sand-cement and matches the original. Proper heritage knowledge.

Clare B. Philbeach Gardens, SW5
★★★★★

Emergency cover for a slipped valley during a December storm — freezing weather and rain. They got us tarped within two hours and had scaffold up Monday morning. No hysterical weekend surcharge either.

How we quote & deliver

A Earls Court roofing quote, step by step

1. The phone call or email. You ring us on 0330 223 7665 or drop a line to info@kensingtonroofers.co.uk. We'll ask a handful of diagnostic questions — property type, roof age if known, specific issues, whether you've had other quotes — and book a site visit.

2. The site visit. A senior tradesman attends at a time that suits you, typically within 3–5 working days. We'll go up on the roof if safe (often via a loft hatch and ladder, sometimes needing a tower), photograph everything, and discuss options with you on the spot.

3. The written quote. You'll receive a detailed written quote within a further 3–5 working days. It itemises materials by brand and spec, scaffold by duration, labour by day rate and crew size, and waste removal by skip. You can compare it line-by-line against other quotes.

4. Acceptance and scheduling. If you accept, we agree a start date. For smaller repairs, typically 1–2 weeks out; for re-roofs, 3–6 weeks depending on scaffold and material lead times. Deposit schedules are clear and capped.

5. The work. Scaffold goes up on day one, strip and work proceeds through the following days, and scaffold comes down on the last day. You get a daily update from the site foreman; end-of-day tidying and overnight weather protection are standard.

6. Handover. Final walk-around with you, guarantee certificate, manufacturer warranties, photographic record of the finished work, and waste transfer notes. Final invoice issued after your sign-off.

FAQ

Earls Court roofing — frequently asked

Questions specific to working in Earls Court. For general questions see our main FAQ page.

How do Section 20 consultations work for mansion blocks?

Section 20 of the Landlord and Tenant Act 1985 requires freeholders to consult leaseholders when service-charge work will cost any individual leaseholder more than £250. There's a two-stage process (notice of intention, then notice of proposal with at least two contractor estimates). We're happy to provide compliant estimates, attend consultation meetings, and answer leaseholder questions during the consultation period.

Can you work around the former exhibition site redevelopment?

Yes — the construction traffic around the former exhibition site can affect access to Philbeach Gardens, Warwick Road and Trebovir Road, but our crews are used to planning around it. We'll confirm deliveries with the main contractor if needed.

Do you do the Earls Court red-brick terraces as well?

Yes. The Victorian terrace stock on roads like Warwick Road and Longridge Road typically has steeper pitched slate roofs than the mansion-block mansards, with individual chimneys per house. Work is simpler logistically (one client, one roof) but the detailing is similar.

What's the typical lifespan of an Earls Court mansion block roof?

Original 1880s–1900s slate on a mansion block should last 80–100 years before full renewal is needed — so many of these roofs are now at or past that point. Signs it's time for a re-roof: multiple slipped slates across multiple seasons, sagging visible from ground level, lead box gutters that have been patched more than once, recurring leaks despite repairs. We're happy to survey and give an honest verdict on whether repair or replacement is the right call.
