A brief local history

Maida Hill — the shape of the place, and its roofs.

Maida Hill — named after the 1806 Battle of Maida in southern Italy, where a British force defeated Napoleon's army — is a relatively modern area by West London standards. Until the construction of the Regent's Canal through Paddington in 1816, the land was open farmland belonging to the Church of England and the Bishop of London. The canal, and particularly the "Little Venice" basin where the Regent's Canal meets the Grand Union at Browning's Pool, opened up the area to residential development in the 1820s and 1830s.

The first phase of building produced the distinctive white-stucco classical terraces of Warwick Avenue, Blomfield Road and Randolph Avenue — influenced by Nash's Regent's Park developments and setting a standard that later phases followed. The 1840s to 1880s filled in the surrounding grid with slightly more modest stucco and brick terraces. The 1890s to 1914 produced the characteristic red-brick-and-stone mansion blocks of Elgin Avenue, Sutherland Avenue and the adjoining streets — purpose-built for the expanding professional classes commuting from the new railway at Maida Vale.

Today Maida Hill has a distinctive character that's calmer and more residential than Paddington to the south or Kilburn to the north. The canalside conservation areas protect the showpiece terraces around Little Venice, while the broader residential streets are covered by the Maida Vale Conservation Area. Much of the housing stock is owned or managed by Church Commissioners, the Howard de Walden Estate (small holdings here), or resident freeholders. Our work covers the full mix.

What we work on in Maida Hill

Maida Hill's showpiece housing is the white-stucco classical terraces of Warwick Avenue, Blomfield Road and Randolph Avenue — three to four storeys, hidden parapet roofs in Welsh slate, substantial lead-lined box gutters, and ornamental chimney stacks. Running off these are broader residential streets with mid-Victorian brick terraces and Edwardian mansion blocks. Elgin Avenue, Sutherland Avenue and Randolph Avenue all have extensive mansion-block stock from 1890–1914. Small mews properties (Warrington Crescent mews, various) fill secondary streets. Post-war council and Housing Association stock is present but limited.

Typical Maida Hill jobs

  • Stucco terrace parapet and box-gutter leadwork
  • Elgin Avenue/Sutherland Avenue mansion-block mansard slating
  • Little Venice conservation-area heritage repairs
  • Rear flat-roof extensions on terraced properties
  • Chimney repointing on canal-side exposed properties

Local specifics

Why a Maida Hill roofer needs local knowledge

A general roofer from outside Maida Hill can, in theory, do the work. In practice, roofing decisions in Maida Hill are constantly shaped by local factors that an outsider doesn't know: which streets are in conservation areas, which properties are listed, which managing agents handle which blocks, which local scaffolders will or won't take on narrow-street jobs, which conservation officer handles which zone of the borough, which materials merchants actually stock what they claim to.

We've been working in this patch for thirty years. That institutional knowledge — dozens of small pieces of information that we don't even think about any more — is what lets us quote realistic timescales, realistic prices, and deliver to those estimates. It's also why our warranty-work rate is so low: when you know a street, you know what the roof is likely to be hiding before you get up there.

Practically, that means fewer surprises, quicker turnarounds, and more straightforward conservation approvals. Every Maida Hill client gets the same attention regardless of job size.

Client reviews

What Maida Hill clients say

A small sample of feedback from recent jobs in the area.

★★★★★

Grade II listed stucco terrace on the canal. Lead box gutter had failed and was damaging the cornice below. KR investigated, designed a replacement that matched the original exactly, obtained listed-building consent, and fitted in hand-cast Code 5 lead. The conservation officer was delighted.

Richard A. Warwick Avenue, W9
★★★★★

Mansion block mansard re-slating. Our managing agent had been getting inflated quotes for years. KR gave a fair, itemised estimate and delivered exactly what was specified. Eighteen months later, no issues at all.

Laura N. Elgin Avenue, W9
★★★★★

Mid-terrace Victorian house, full re-roof. New Welsh slate, breathable membrane, dry-fix ridge, new lead valleys. Six working days on site, zero interior mess despite working directly above our bedroom.

Paolo C. Randolph Avenue, W9
★★★★★

Emergency after a chimney pot blew off in an autumn storm — onto a canalboat moored below, fortunately empty. KR was on site in 90 minutes, secured the stack, arranged with the boat owner, and completed a proper rebuild with a matched reclaimed pot. Handled sensitively.

How we quote & deliver

A Maida Hill roofing quote, step by step

1. The phone call or email. You ring us on 0330 223 7665 or drop a line to info@kensingtonroofers.co.uk. We'll ask a handful of diagnostic questions — property type, roof age if known, specific issues, whether you've had other quotes — and book a site visit.

2. The site visit. A senior tradesman attends at a time that suits you, typically within 3–5 working days. We'll go up on the roof if safe (often via a loft hatch and ladder, sometimes needing a tower), photograph everything, and discuss options with you on the spot.

3. The written quote. You'll receive a detailed written quote within a further 3–5 working days. It itemises materials by brand and spec, scaffold by duration, labour by day rate and crew size, and waste removal by skip. You can compare it line-by-line against other quotes.

4. Acceptance and scheduling. If you accept, we agree a start date. For smaller repairs, typically 1–2 weeks out; for re-roofs, 3–6 weeks depending on scaffold and material lead times. Deposit schedules are clear and capped.

5. The work. Scaffold goes up on day one, strip and work proceeds through the following days, and scaffold comes down on the last day. You get a daily update from the site foreman; end-of-day tidying and overnight weather protection are standard.

6. Handover. Final walk-around with you, guarantee certificate, manufacturer warranties, photographic record of the finished work, and waste transfer notes. Final invoice issued after your sign-off.

FAQ

Maida Hill roofing — frequently asked

Questions specific to working in Maida Hill. For general questions see our main FAQ page.

Is Little Venice a conservation area?

Yes, the Little Venice Conservation Area covers the canalside terraces and the surrounding streets. It has specific detailing standards for roofs — material authenticity, parapet integrity, chimney retention. We quote to the conservation standard as default for properties in the area.

Can you access canalside properties easily?

Most canalside properties have street access on the far side, so scaffold is typically erected from the street rather than the canal. Where canal access is needed (rare), we liaise with the Canal & River Trust for permits and use floating access where appropriate.

Do you work on Elgin Avenue mansion blocks?

Yes — Elgin Avenue is almost entirely purpose-built Edwardian mansion blocks of four to six storeys, and we've done multiple roof jobs along the street over the years. Typical work involves shared mansard re-slating, box-gutter renewal, and chimney work coordinated with managing agents.

What about the Church Commissioners properties?

Some Maida Hill stock is owned by the Church Commissioners and managed through their agents. We're familiar with their specification standards and have worked on their properties through various managing agent contracts over the years.

Do you cover Maida Vale specifically?

Yes — the areas 'Maida Hill' and 'Maida Vale' overlap significantly. Maida Vale typically refers to the more northerly streets around Maida Vale station; Maida Hill is the slightly older name covering the whole area including Little Venice. Our coverage is for the whole W9 postcode.
